How do I actually get into sustainability consulting?

Not by chasing a "green job" with just enthusiasm — that's the path that frustrates people. Get a technical base first (architecture, mechanical/building-services engineering, or building science), then add LEED AP and get onto real certification and energy-modelling projects, ideally inside an MEP or sustainability consultancy. Employers hire the hard skill (modelling, building performance) and the green credential together — the credential alone is necessary but nowhere near sufficient.

Is the LEED AP worth it?

It's table stakes, not a career. LEED AP (with a specialty like BD+C) is expected — it signals you know the system — but on its own it's commoditized and won't command strong pay, because lots of people have it. It's worth getting early and cheaply; just don't mistake it for a moat. The differentiation comes from the technical skills (energy modelling, decarbonization, building science) that the LEED work sits on top of.

Where's the actual money in sustainability consulting?

In the hard, technical, measurable work: energy modelling, decarbonization and electrification analysis, embodied-carbon/life-cycle assessment, and demonstrable building performance. Senior energy modellers and building-performance specialists ($95k–125k+) out-earn certification generalists, because they do work that's hard to replace and that clients can't fake. The slideware-and-ESG-reporting end is more crowded and lower-paid. Go technical.

Specialist consultancy or in-house ESG?

A specialist consultancy (or the green team within an MEP/engineering firm) is project-based and technical — the place to build real depth and the path to your own practice. In-house roles (developer or corporate ESG/sustainability) are broader and more strategic, with more reporting, politics, and stakeholder work. Most people build technical credibility in consulting first; in-house leadership roles favour those who have it.

Is there a future in this, or is it a fad?

It's structural, not a fad — energy codes are tightening toward net-zero, embodied carbon is entering codes and procurement, and ESG reporting is becoming mandatory for larger players. That's sustained, growing demand. The caveat is that "sustainability" as a vague generalist role is crowded and cyclical with corporate budgets; the technical specialties (modelling, building performance, decarbonization) ride the durable, code-driven part of the wave.

Can I start my own sustainability/green-building practice?

Yes, and it's lean — laptop, modelling software, credentials, E&O insurance. The viable ones are built on a genuine technical service (energy modelling for code/certification, decarbonization studies, LEED/Zero Carbon management) plus relationships with design teams and developers who need it. If you offer stamped energy modelling, the engineering layer (P.Eng, C of A) applies. Sell a hard deliverable, not "sustainability advice," and it works.

About becoming a sustainability consultant

Do you need a licence to be a sustainability consultant?

No — green-building/sustainability consulting is not a licensed profession. The recognized credential is the LEED AP (with WELL AP, Passive House, and CEM as common additions). Where the work includes stamped engineering like code energy modelling, a P.Eng applies, but the advisory work itself is credential- and portfolio-driven.

What does a sustainability consultant do?

They help projects achieve green-building and carbon goals — managing LEED or Zero Carbon certification, running energy models, analyzing embodied carbon, and advising design teams on performance. Clients are developers, building owners, and design teams responding to codes, ESG, and decarbonization.

How do I start a green-building consulting business?

Should I incorporate or form a professional corporation?

Regulated professionals (architects, engineers) can often form a professional corporation, which carries specific naming and ownership rules and ties to your regulator's firm authorization. Unregulated professionals (quantity surveyors, project managers) incorporate like any business. Either way, incorporating limits personal liability and can reduce tax once you are profitable — confirm the right structure with your regulator first.

What insurance does a professional practice need?

Professional liability (errors & omissions) insurance is the core coverage — it responds to claims from your advice, designs, or certifications, and is a firm-authorization requirement for regulated professions. Add commercial general liability, and cyber/contents coverage for your office.

Do I have to charge HST on professional fees?

Yes — professional services are HST-taxable in Ontario. You must register for and charge HST once revenue exceeds $30,000 over four consecutive quarters, and many register sooner to claim input tax credits on software, equipment, and office costs.
