Building-condition consultants tell owners what shape a building is in and what it will cost to keep — Building Condition Assessments, Property Condition Assessments for transactions, and the Reserve Fund Studies that Ontario condos are legally required to commission. It is a building-engineering advisory business, not a real-estate one.
Building Condition & Reserve Fund Consultant at a glance
Qualify. Practise. Own it. Pick the door that matches where you are.
There is no general licence for condition assessment, but reserve fund studies under the Condominium Act must be prepared by a qualified person — typically a professional engineer (P.Eng), architect, or a credentialed reserve specialist (RRC). Property and building condition assessments for transactions are usually done by engineers or architects. Where the work is engineering, a PEO Certificate of Authorization applies.
Professional liability (E&O) is essential — owners, boards, and lenders make capital and transaction decisions on your reports. If the work is engineering, a PEO Certificate of Authorization applies.
