Building Code Consultant

Licensed profession, reserved title

Building code consultants and BCIN designers prepare the drawings and code analysis behind building permits — additions, renovations, change-of-use, and small buildings. Outside of architects and engineers (who are exempt), you need a BCIN and the Building Code exams to do it as a business.

The credential, explained

Under the Building Code Act, anyone who prepares building permit documents — other than architects and professional engineers, who are exempt — must be a qualified designer with a Building Code Identification Number (BCIN) and have passed the MMAH examinations for the design categories they work in. To operate, the design firm registers under the Building Code Act, designates a QuARTS account manager, and shows proof of insurance, renewed annually.

Insurance to expect

Professional liability (E&O) is required to register a BCIN design firm, and it is the core coverage — an error in a permit set or code analysis can carry real liability for the owner and the build.
